Outbuildings Including Sheds

What is an outbuilding?
An enclosed non-habitable structure, detached from any building, that is required to meet the standards of the Building Code of Australia (including sheds).
Maximum size
The total combined area of all outbuildings on a lot must not exceed 60m2 on a residential lot. However, on smaller lots outbuildings may not exceed 10 per cent of the total residential lot (that is 500m2 - 50m2).
Setbacks
Setbacks will be assessed in accordance with the Residential Design Codes. A copy of the Residential Design Codes can be viewed at Planning WA's website
- For outbuildings with a wall up to nine metres in length the minimum setback from the boundary is 1 metre and 1.5 metres for a wall that exceeds nine metres.
- The minimum setback to a secondary street is 1.5 metres.
Height
The maximum wall height should not exceed 2.4 metres and 4.2 metres to the top of the roof.
Site cover
You may not cover more than a fixed proportion of your lot with roofed areas. Please consult with the City to discuss site coverage limitations.
Variations
Applications which do not comply with the information provided in this fact sheet, can be assessed under the performance criteria outlined in the Residential Design Codes . An application for a variation does not guarantee the approval of your proposal.
Variations will require a completed Codes Approval Application Form, a $139 fee (provided the structure is less than $50,000), three extra copies of plans and a letter of justification.
Building application requirements
- Site plan – two copies to a scale not less than 1:200 indicating site boundaries, existing and proposed levels, all existing structures and the location of the proposed structure and distances to the boundaries
- Construction details showing materials to be used, their respective sizes, spacing and spans
- Engineers details may be required depending on the materials used and their configuration.
