Park Home and Rigid Annexe
When adding a park home or annexe to a caravan park the following details are required.
- An application form or covering letter requesting approval to place a Park Home or Rigid Annexe on a caravan park site is required
- Written approval from the licence holder of the caravan park
- Energy Efficiency Conformance Check Sheet or First Rate energy efficiency report
Plans
Two (2) complete sets of plans, details and specifications must be submitted with your application. All plans and details must be legible, drawn to scale and include the Lot address and owner details.
Site plan (minimum scale 1:200)
Please supply a current fully dimensioned Contour and Feature Survey Diagram showing:
- North point, a datum point, contours, spot levels and features
- All property boundaries and boundary dimensions of the caravan park site and all existing park home and caravan lots and roads within the site
- Lot boundaries for the park home lot, boundary dimensions and all existing buildings on the lot including finished floor levels
- Distance from the existing buildings and property boundaries to the proposed Park Home or Rigid Annexe
- Finished Floor Level to proposed Park Home or Rigid Annexe
- Retaining walls and stabilized embankments – locations and heights (levels top and bottom)
- Height and extent of any proposed earthworks
- Location and method of stormwater disposal complying with City of Joondalup requirements
- Location of sewer connection point or position of effluent disposal system (unsewered areas), any easement, any piped service traversing the site
- All structures and/or buildings on adjoining caravan park lots including distances from the proposed Park Home or Rigid Annexe and the finished floor levels
Note: You will be required to supply a current Contour and Feature Survey Diagram by a certified Licensed Land Surveyor if the above information is not provided.
Floor Plan (Minimum scale 1:100)
- Dimensions of Park Home and rooms, and of Rigid Annexe
- Room names
- Wall materials and thickness
- Roof structure shadow line and downpipe locations
- Smoke detector location
- Details of effluent disposal
Elevations (Minimum scale 1:100)
- Location of windows and doors showing their respective sizes
- Height of walls and ceiling
- Types of materials used
- Height of ridge and roof pitch
Cross Sectional View (Minimum scale 1:100)
- Chassis, axle & wheels
- Height of Ceiling
- Roof frame details
Specifications
Two (2) complete specifications must be submitted with your application. All other information not shown on the drawings, which is necessary to show that the Park Home or Rigid Annexe is constructed in accordance with the specifications and complies with the provisions of the Building Code of Australia (BCA).
Other Information Required
- Details of Caravan Park and owner
- Details of Park home owner
- Certificates From the Builder confirming:
- Name of Builder who constructed the Park Home or Rigid Annexe. (Registered builder required over $20,000)
- The Park Home or Rigid Annexe meets the BCA requirements for its particular classification
- The year in which the Park Home or Rigid Annexe was built and by whom
- Termite Management details
- Copy of Home Indemnity Insurance Certificate from approved insurer
- Structural Engineer’s Certification stating:
- The Park Home or Rigid Annexe will be structurally sound as designed
- The Park Home or Rigid Annexe is able to withstand relevant wind velocity
- The chassis, axles & wheels are adequate to move the Park Home

NOTE: Builders Registration Board and BCITF levies are not applicable.
