3 Glenelg Place, Connolly – 27 Multiple Dwellings
The City has received and is currently assessing a proposal for 27 multiple dwellings (four storeys) at the above address.
The proposal is required to meet State Planning Policy 7.3 Residential Design Codes Volume 2 – Apartments (SPP7.3) and the City’s local planning policies. SPP7.3 is divided into different ‘design elements’ (for example; plot ratio, building height, street setbacks, building orientation, landscaping, visual privacy, parking). For all ‘design elements’ there are objectives that need to be met.
Unlike the previous Residential Design Codes, SPP7.3 does not have a ‘deemed-to-comply’ pathway and provides acceptable outcomes and design guidance to assist in meeting the objectives. Further details on SPP7.3 is available on the Department of Planning, Lands and Heritage website.
You may wish to provide a submission on the proposal, as a written comment, by Monday 6 January 2020.
The application is to be determined by the Metro North-West Joint Development Assessment Panel (JDAP) at a future meeting. As the City is required to provide its report to the JDAP within a specific timeframe, consultation is required to be undertaken over the Christmas and New Year period. To account for this, the consultation period has been extended from 14 to 21 days.
