Building sustainable neighbourhoods is a strategic planning project being undertaken by the City of Joondalup. The project is reviewing the housing component of the Local Planning Strategy which will make recommendations for how the City’s planning framework can best meet the City’s future housing needs and State Government dwelling targets, including where different housing types and densities should be located across the City.
The City would like to hear your feedback and aspirations on the type and location of additional housing considering all areas within the City, not just within existing Housing Opportunity Areas.
Independent consultants the APP Group and Hames Sharley have been engaged by the City to undertake community consultation on infill housing locations and housing form.

The outcomes of the online survey, as well as feedback from the community information sessions and stakeholder meetings, will assist in forming three potential options for the location of increased residential density within the City of Joondalup. These options will then be further tested with further consultation with the community and decision makers, following which one option will be selected and presented to Council for consideration.

Housing Investigation Areas: Locations that are potentially attractive for infill housing, including:
- Activity Centres (i.e. a centre that includes a mixture of activities such as commercial, retail, entertainment, housing, and includes shopping centres).
- Station Precincts (i.e. locations within walking distance of a train station).
- Urban Corridors (i.e. locations that provide connectivity between train station precincts and Activity Centres and are served well by public transport).
- Public Open Space / Water Proximity (i.e. areas close to high quality parks/reserves and the coastline which are attractive for lifestyle and recreation).
Housing Infill Types: The types of houses found in infill settings can be split into three main categories which cater to different household sizes and need:
- Duplex/Triplex/Quadplex: Free standing or single detached house without common walls.
- Terrace or Row Housing: Housing that are alongside each other and attached via a shared wall.
- Low - Mid Rise Apartments: An apartment house that sit above each other. Low-rise have a maximum height of 4 storeys. Mid-rise has a height of 5 - 8 storeys.
- High Rise Apartments: An apartment house that sit above each other. High rise has a height of more than 8 storeys.
